This is a new build developer driven project consisting of 14 x spacious self contained flats with riverside terraces and panoramic views of Canary Wharf, 6 x B1 office units, Concierge and underground basement parking for 8 cars.
As a river side development, design approval had to be obtained from the Environment Agency including the design of a canal side path for pedestrians. This was a challenging structural project because structural supports for the river bank had to be integrated with the new basement foundations and underground car park in concrete frame with steel reinforcement rods supporting the river bank. These were set at a lower level than the adjoining river water level which made the daily operation of construction very challenging.
An attractive 3 coloured anti-crack silicone based external render was installed with external wall insulation to the concrete frame. This is a modern type of wall construction that keeps the structure constantly warm and dry, it is very energy efficient which assists in achieving Code Level 2 and above for sustainable home compliance. It is guaranteed not to crack, unlike traditional cement based renders and gives the building a modern crisp look. It is also quicker and more cost effective to build than traditional brick face cavity walls.
Planning and Building Regulations Approval was obtained. Construction completed March 2008.
